The rules
A landlord can collect a deposit for the last month's rent: no more than one month's rent, or one rental period for weekly tenancies.
A key deposit is allowed if it's refundable and no more than the cost of replacement keys.
Damage deposits, pet deposits and other deposits aren't allowed.
The landlord must pay interest on the rent deposit every year, at the rent increase guideline in effect when it's due. The landlord can keep that interest to top up the deposit to match a new rent.
The deposit is used for the last month of the tenancy, so it isn't returned at the end.
