The rules in brief
- The 2027 rent increase guideline is 1.9% (2.1% in 2026). It applies to increases that take effect in 2027.
- Units first occupied as homes after November 15, 2018 are exempt from the guideline, but the 12-month and 90-day rules still apply.
- Rent can go up once every 12 months, with at least 90 days' written notice on form N1.
- Since September 21, 2026, a notice for unpaid rent (N4) needs 7 days, down from 14.
- A landlord can collect a last month's rent deposit and a refundable key deposit. Damage and pet deposits aren't allowed.
