No cap on rent increases. The TAL sets rent if a tenant refuses.
Lease renewal dates
When the landlord's notice of an increase must arrive, the tenant's one-month deadline to refuse, and the repossession deadline.
Deposits
In Quebec, landlords can't take a deposit of any kind.
The rules in brief
- There's no cap. At renewal the landlord proposes an increase in writing, and the tenant has one month to refuse. Saying nothing means accepting.
- If the tenant refuses, the landlord has one month to ask the TAL to set the rent. Otherwise the lease renews at the same rent.
- The TAL's 2026 base percentage for rent is 3.1% (new method, notices from January 1, 2026). It's a starting point for the TAL's calculation, not a cap.
- For a lease of 12 months or more, the landlord's notice must arrive 3 to 6 months before the lease ends.
- Deposits of any kind are prohibited.
